Our top 5 tips to prepare for your renovation

While there are probably 100 tips to share on how to prepare you for an upcoming renovation, we like to keep things simple so here are some of our key tips to stick with to ensure a successful renovation:


Tip #1 - Budget Wisely


Money matters! Set a realistic budget and include contingency for unexpected costs.  Renovations often uncover surprises behind walls or floors.  At Dellwood Constructions we offer fixed price quotes, but there may be times when we have to exclude items or include a provisional sum for works, like hitting rock whilst excavating or finding and rectifying termite damage in your home. 


Be sure to allow funds to cover your upfront costs for plans and preliminary documentation.  These costs are separate from the renovation contract. 


And lastly, confirm how much you have to spend whether in cash or with your bank or lending agent.



Tip #2 - Understand the Scope


Clearly define the scope of your renovation. Is it a kitchen remodel, a bathroom upgrade, or a whole-house transformation?


Prepare your list of ‘must haves’ but also be prepared to understand what you will cut from that list if there are budget constraints.

Tip #3 - Research your dream team

Your house will no doubt be one of the biggest investments you ever make.  Ensure that you choose licenced and insured professionals to work on your property.  If you are in Queensland you can head to the Queensland Building and Construction Commission (QBCC) website licence search to check.


Tip #4 - Start Pinning!


Set up your inspiration board online with Pinterest and find images to help define your style and ideal future home.  You can share your boards with your designers and builder to ensure everyone is working to the same vision for your property.

Tip #5 - Trust the process


And lastly, trust the process!


Renovations disrupt daily life so you will have to prepare for noise, dust, and limited access to certain areas.  It can also be stressful with all the decisions to make and sticking to your budget when there are so many beautiful design options out there.  You’ve done your research and picked your dream team, now its time to let them shine.  It can be easy to zone in on one area and suddenly hate a certain detail (like tiles before the grout has been done), but take a deep breath and wait for the end product.
