Latrobe Project Spotlight – A Smart, Stylish Gold Coast Garage Conversion

When families grow, homes need to grow with them – and sometimes the smartest solution is already sitting in your front yard. Our Latrobe project is a great example of how a Gold Coast garage conversion created a functional, comfortable, multi-generational living without the cost of a full extension or knockdown rebuild.

Transforming an under-used garage into a modern granny flat

This project began with a multi‑generational family who simply needed more space. With a generous yard available, we first constructed a new workshop and storage shed. This freed up the existing detached garage, allowing us to convert it into a fully self‑contained granny flat. Even though the original floor area was under 40m², our team designed a layout that feels open, practical, and surprisingly spacious. The new living space includes:

  • A bright, comfortable lounge
  • A functional kitchen
  • A combined laundry
  • A private bedroom
  • A modern bathroom
  • Clever storage solutions throughout
  • A separate shed built adjacent for additional storage

Site challenges and smart solutions

As with many home renovation Gold Coast projects, the site presented a few challenges.

Soil Classification

The soil classification wasn’t ideal, so we upgraded the structural capacity of the workshop shed’s footings and slab to ensure long‑term durability.

Service Connections

Running new sewer and water services down the side of the home required precision. The existing stamped concrete footpath meant we had to carefully cut, trench, and reinstate the concrete. Our goal was a seamless finish – and the new infill ties in beautifully with the original path.

These details matter, especially in premium home finishes and full home remodels, where quality and longevity are key.

Planning is key

Garage conversions require meticulous planning, particularly around plumbing, electrical, and storage. Our experienced team carefully considered:

  • Fixture placement
  • Lighting design
  • Service locations
  • Storage integration
  • Circulation and flow

The result is a space that feels intentional, functional, and welcoming – exactly what you want in a granny flat or secondary dwelling. The concrete footpath infill is another example of the workmanship involved. Matching older stamped concrete is no easy task, but the final finish looks like it has always been part of the home.

A Big Win in a Small Footprint

One of the standout achievements of this project was how well the space functions within such a tight footprint. Turning an under‑40‑square‑metre garage into a comfortable, self‑contained home is no small feat. The client’s reaction throughout the build – and especially at handover – was a highlight for our team. It’s moments like these that make luxury home renovation work so rewarding.

Thinking about a garage conversion? Here’s what to know.

A garage conversion Gold Coast project can be an excellent way to add value and create flexible living options, but there are a few important considerations:

  1. Council approval is essential – You’ll need either a Building Approval (BA) or Development Application (DA), depending on the scope.
  2. Services can impact cost – If your existing plumbing or electrical connection points are far from the new kitchen or bathroom, costs can increase.
  3. Upfront design & compliance costs – These typically include:
      • Architectural design
      • Engineering
      • Soil tests
      • Energy reports
      • Certifiers
      • Plumbing approvals
      • Council fees
