Once we've established that we're the right fit for your project, we'll guide you into our structure design and planning process.
6 Steps to working with Dellwood Constructions on your Gold Coast home:
Initial Consultation
Our journey begins with a conversation. We’ll listen to your ideas, discuss your goals, and get a clear understanding of your vision for the space. Whether you're starting with an idea or a detailed plan, we’re here to guide you. This step helps us understand your needs and give you an overview of what to expect throughout the process.
We’ll meet you on-site to assess the space, discuss your must-haves, and get a feel for how you want your home to function and feel. We'll talk through your budget, and at the end of this step, we'll have a complete understanding of your project.
Concept Design & Estimate
In this phase, we develop a 2D concept design for your custom renovation or home extension. This helps to bring your vision to life, and based on it, we provide you with an budget estimate and proposed timeline.
The budget estimate will include the necessary costs for council applications, consultants and construction. Our goal is to ensure we're all on the same page before moving forward, with a clear understanding of next steps and associated costs.
Preliminary Agreement, Final Design & Quote
Once you're happy with the concept design, cost estimate, and timeline, we move forward with a Preliminary Agreement to finalise the design and plans for your project. If necessary, we’ll engage consultants to finalise your construction drawings and submit to Council for approval.
At the end of this stage, we provide you with fixed-price quote and a detailed project timeline. Any final design or pricing adjustments are made at this point to ensure your vision and budget align before proceeding to the next phase.
Contract
Once you’ve reviewed and accepted the fixed-price quote, we send through a Master Builders Contract to lock in your build slot. This contract outlines all necessary details, including terms, conditions, start date, payment schedule, and the variation process.
After both parties sign the contract, and the deposit is paid (usually 5% of total), your renovation or home extension project is officially confirmed. At this stage, we also take care of all necessary certifications and council documentation to ensure everything is set for the build to begin.
The Build
With all approvals in place and the contract signed, we begin the construction phase of your home renovation or extension. We manage an organised timeline and maintain clear communication with you throughout the build.
Expect regular progress updates, site walk-throughs, and information about any developments as we work closely with you to bring your dream home to life.
Project Completion & Handover
The day has arrived! We’ll walk you through your newly renovated Gold Coast home or extension, showing you everything from light switch locations to how to use your new appliances. You’ll receive your keys, along with warranty and maintenance information, and all necessary certifications. Dellwood Constructions looks after customers with a 12 month maintenance warranty and 7 year QBCC structure warranty.
